The Elliott Realty Property Upgrade Program is a highly specialized, multi-faceted sector of our dedicated company. 

What is the Property Upgrade Program? 
This program has been developed specifically to assist homeowners in upgrading their units to achieve higher rental revenues.  Taking advantage of this program will enable homeowners to utilize our expertise in the vacation rental market by making quality choices in design and commercial-grade products.

My time in various departments at Elliott Realty has given me great insight into why a guest would book a certain unit over another, what makes a guest not enjoy their stay, and the general maintenance and update costs to go along with owning a rental property. All of the skills and experiences I have gained from these past few years have made me very effective as the Property Upgrade Coordinator.  I have seen almost every aspect of the company and, more specifically, how beneficial upgrades to your unit can be. It's truly rewarding to be a part of the process that makes your unit a more beautiful place while also increasing the revenue because I feel like I am making a positive impact with both our guests and our owners. It's the best job, and I hope I get the opportunity to prove how great this program is to each of our owners.

Responsibilities of the Upgrade Program Property Manager:

  • Act as the owner's point of contact throughout the entire process.
  • Present vendors' quotes to owner in an itemized format detailing each line item including the Project Management (PM) fee.
  • Work with vendors to schedule their activities which includes blocking off the appropriate amount of time in each unit. 
  • Provide picture updates to owner as project progresses.
  • Complete final punch list inspection to make sure work is done correctly.
  • Inform owner of all deposits and payment amounts due.
  • Coordinate new pictures to be taken to advertise updates.
  • Communicate renovations and updates to our marketing and reservation teams.


3 UPGRADES THAT GENERATE POSITIVE RETURN ON INVESTMENT:

FLOORING

Nothing says "outdated" more than worn and unkempt carpet. Ceramic tile, luxury vinyl plank, or even a high-quality laminate is a long-term investment in your property that will pay dividends the longer you have it. You will experience less maintenance and cleaning fees annually when compared to carpet. Aesthetically, installing one style of floor throughout your unit can help make your space appear larger compared to different types of flooring in different rooms of the property. 


KITCHEN

Granite and quartz countertops are the norm nowadays. Pairing that with stainless steel appliances and updated, refaced or new cabinets is a great way to set your unit apart from your competition.  Although renters may go out to eat a lot during vacation, they will spend a lot of time in the kitchen of your property. 



BATHROOMS

One of the best opportunities for the "WOW" factor when trying to hook your prospective renters is in the bathrooms. Custom, tiled showers with glass doors have become increasingly popular over the last few years, especially in the master bathroom. 


Elliott Beach Rentals takes the booking process a step further than most.  We post actual photos of each unit for our prospective guests to view during the booking process, so your upgrades will speak for themselves!  The three aforementioned areas are what prospective renters will notice when choosing the perfect accommodation for their vacation.  They are searching for that perfect beach experience, and those updates help set your unit apart from those who choose not to upgrade.     

It is essential to distinguish between upgrades and maintenance.  Tasks such as replacing furniture when it becomes too worn or choosing to paint when the walls become marked up are things that need to be constantly monitored and addressed before and after each summer season.  Your unit should be in excellent condition before each summer, so keep that in mind when scheduling your projects and maintenance tasks.   

At Elliott Beach Rentals, we try to make it simple by categorizing units into beachball ratings (from low to high: blue, green, yellow, and red).  To see the most value when it comes to realizing more rental income on an annual basis, an owner should strive for our yellow beach ball rating at a minimum.  We have also implemented a Beach Ball Boost Program where higher-rated units (yellow and red) earn a certain percentage higher than their lower-rated counterparts (blue and green).  Houses and condos operate slightly differently in this aspect, but the bottom line is: upgraded units perform better.
